Own Your Dream House with the 4 Best Modular Homes in Auckland

We extensively test and research all services we review. Here's why you can trust us.

Design and Customisation: We looked into how flexible each company was with design options and whether clients can personalise layouts, finishes, and styles.

Build Quality: We evaluated the quality of the materials used, including durability and energy efficiency (particularly for smart homes). Long-term value through durability and solid warranty was also considered.

Value for Money: We compared pricing structures to see which builders provided transparent costs and competitive rates. We looked into whether the final price matched the level of quality and customization offered.

After-Sales Support: We assessed the level of assistance provided after handover, including maintenance and customer service. We also considered how well builders honored warranties and resolved concerns.

In Auckland, space is precious – and more importantly, one of the heftiest investments anyone can make. When prospective homeowners look into traditional builds, the cost alone is enough to give them whiplash. Enter paperwork, and the stress just piles up.

Thankfully, modular homes are booming. These homes are constructed off-site before being assembled on your land. It’s faster, smart, and (best of all) costs less than a traditional home – you can funnel a couple thousand into the kids’ college instead!

Ready to build smarter? Our team, who are no strangers to modular homes, has done the legwork for you. We’ve visited showroom sites and interviewed clients to find modular home builders in Auckland that deliver on their promise.

How much does it cost to build a modular home in Auckland?

The cost of building a modular home in Auckland ranges from $100,000 to $500,000.

The total cost depends on the size, floor plan, design, finishes, and any special customisations.

1. Absolute Tiny Houses

Location: 960B Whangaripo Valley Road

Contact: +64 21 148 1665

Opening Hours: Monday – Friday: 9:30 AM – 1:00 PM, 2:00 PM – 7:00 PM, Saturday: 9:30 AM – 1:30 PM.

Website

Though relatively younger compared to most builders, Absolute Tiny Houses is a great choice. The company specialises in luxury finishes, making them ideal for buyers who prefer premium-quality workmanship.

The thing we appreciated the most is how transparent their rates are. For their pre-built layouts, clients can easily see the costs based on model sizes (prices start at $29,990 and can go up to $164,990).

For any customisations, requesting a quote is also easy through their web form.

The work process itself was solid – we found the initial call seamless and collaborative. In fact, clients can expect in-depth consultations, sketches, and detailed materials specifications before signing a contract.

However, considering their small team and high demand, new clients may find it challenging to schedule an appointment. Calling early usually does the trick, but securing a consultation may be a hit or miss.

Despite this, we find them to be among the best in terms of outcome. The builders specialise solely in luxury tiny homes – unlike general contractors, they know all the crucial specifics for this type of housing.

Pros

  • Specialises in tiny luxury houses
  • Hands-on process
  • Transparent and detailed pricing
  • Flexible options for off-grid builds
  • Collaborative design and planning processes
  • Premium, high-quality materials

Cons

  • Can be difficult to book
  • Limited to tiny layouts

2. HouseMe Transportable Homes (Auckland)

Opening Hours: Monday – Friday: 9:00 AM – 4:00 PM, Saturday: 9:00 AM – 1:00 PM.

Website

HouseMe has everything we’re looking for in a solid builder. For starters, they’ve been operating for over 18 years, delivering over 5,000 homes. With these numbers, they have one of the strongest track records in New Zealand.

The range of options is one of the best we’ve seen too. Clients can choose from studio units to spacious 3-bedroom homes. They even have 7 show home locations, so clients can personally inspect models before choosing one.

When it comes to their work process, there’s nothing too extraordinary – clients choose a model, they build, and then deliver. What makes them stand out, though, is that every home comes with a Code Compliance Certificate (CCC).

This means every build meets NZ building regulations.

Apart from the quality of work, cost is also a strong point. We find their financing option superb, offering terms of up to 10 years and even no deposit for homes under $100,000. Processing is relatively easy as long as you communicate with the team.

Unfortunately, we did find their team to be a little cold at times, which made the process feel a lot less professional. We feel that this may affect after-sales support, so we wish to see improvements here.

Pros

  • 18 years of experience
  • Over 5,000 homes built
  • Wide variety of designs
  • Transparent and simple purchase process
  • Finance terms up to 10 years
  • No deposits for builds under $100,000
  • Nationwide home delivery
  • Various physical show home locations
  • CCC-certified homes

Cons

  • Minor reports of unprofessional behaviour
  • Minor reports of poor warranty coverage claims

Great service and great work

“Me and my partner purchased a 2 bedroom 10.4m x 3m tiny house in late March and received our tiny house in early July.  Great service and great work on the house. Delivery went smoothly. We are very very happy! Highly recommend! 😁🙌”

3. Tiny Home HQ

tiny-home-hq

Location: 42 Munroe Road, Ranui

Contact: +64 22 500 9787

Opening Hours: Monday – Friday: 8:00 AM – 5:00 PM, Saturday: 11:00 AM – 5:00 PM

Website

For clients on a budget, Tiny Home HQ may be the best choice. The models and sizes are widely varied, including self-contained houses covering studio-type layouts and fully family homes.

Considering the size of their builds, we’re not surprised to see how quick their lead times are. In fact, their standard turnaround is 3 to 4 weeks, ideal for buyers who need a new home fast.

While we see this as a big advantage, we do have a few concerns. When speaking to clients, we found out that issues – plumbing faults, for example – arose once the home was delivered.

On a more positive note, this is one instance among the many successful builds they’ve done.

Additionally, finance options are flexible. They work with lenders that can offer loan or rent-to-buy options. Quotes are provided before the build, so everything is transparent and detailed.

Finally, we love that they also offer eco-friendly materials and off-grid solutions. While this offering still has room to grow, it’s a great start for those who want to switch to greener living.

Pros

  • Wide variety of sales
  • Focuses on space-smart living
  • 3-4 weeks build times
  • Clear consultation process
  • Finance partners available
  • Off-grid and sustainable features available
  • Relatively more affordable builds

Cons

  • Minor issues with poor workmanship
  • Lacks proactive updates during builds

High-quality build

“Tony Home HQ is a great company to deal with. From the consultation on the design of our 3m x 7m cabin, through to checks during the build process, and recommendations for making it even better. Delivery and siting went smoothly.

And the result is a high quality build we’re extremely happy with.”

Exceeded expectations

“Tiny Home HQ exceeded my expectations in every way possible. Their team made the entire process seamless, from design discussions to the final delivery and were a wealth of knowledge when it came to managing the complex logistics required for my site. Nothing seemed too complicated for these guys to work out. I will be using them again for sure!”

4. Tiny Homes Expo Centre

Location: Foundry Road, Silverdale 0932, New Zealand

Website

Tiny Homes Expo is a great place to explore homes at favourable costs. With flexible payment options available, they make tiny home ownership more accessible. This makes them ideal for young couples or single homeowners.

One of the best things about that is their focus on smart living solutions. Every space is fully functional too, designed to serve the needs of family living, home offices, rentals, or holiday escapes.

We find the range of options good – customers can pick their own design and layout, with optional extras to personalise their space. To make the process more seamless, the builder also advises on-site placement and provides on-time delivery.

The quality of build is also commendable, as homes are built locally in the city and meet national standards. On top of that, all homes come with a 10-year warranty, covering materials, construction, and components.

The only thing lacking, in our opinion, is robust customer service. During one of our visits, a team member noted that they weren’t assisted properly, which made the process feel unwelcoming.

Pros

  • Affordable prices
  • Various sizes and layouts
  • Offers a 10-year warranty
  • Code-compliant builds
  • Flexible finance options available
  • Delivery available across all of NZ
  • Step-by-step support from buying to delivery
  • Uses screw pile foundation system
  • Option to personalise layout

Cons

  • Lacks in customer service
  • Needs improvement in site presentation

Quick and easy

“If you need a new portable home then this is a great place to visit. Ask the team about StopDigging screw pile foundations a quicker easier way to place your new building on, zHeather and the team will see you right ✅ 👍 …”
