A piece of land can look like a steal until the right property valuation firm says otherwise. That’s why I’d want the best property lawyer in Auckland checking the fine print before I commit.
Local values can shift from one suburb—or even one street—to the next. Cross-leases, title defects, and sneaky conditions can turn a dream deal into an expensive headache.
I’ve rounded up reliable options for buyers, sellers, investors, and developers. They’ll handle the legal knots while you focus on whether the property is truly worth its price!
How much does it cost to hire a property lawyer in Auckland?
A standard residential property purchase usually costs $1,200 to $2,500. The final fee depends on the transaction and its complexity.
A residential sale typically costs $1,000 to $2,000. A combined sale and purchase may cost $1,800 to $3,500.
Mortgage refinancing is usually cheaper. Expect to pay around $600 to $1,250.
These figures exclude GST and disbursements. Extra costs may include title searches, registration fees, and other third-party charges.
1. Land Law Property Lawyers Auckland

Address: 13F Maki Street, Westgate
Contact: 09 869 6120 | [email protected]
Hours: Monday-Friday, 9 AM – 5 PM
Property questions have a habit of appearing after regular office hours. Land Law keeps the door digitally ajar seven days a week through email and its chatbot, serving clients across New Zealand.
Its online service should suit anyone who’d rather skip a trip across Auckland traffic.
I particularly like its unlimited free contract reviews before buyers sign a conditional offer. If one offer falls through, the team can review the next agreement without charging another fee.
Standard refinancing can be completed within five working days after the firm receives the loan documents.
There are a few exclusions, though, as free reviews don’t cover auctions, tenders, house-and-land packages, or build contracts.
Property sales and purchases involving unit, cross-lease, or leasehold titles cost an extra $200, with AML, GST, and disbursements charged separately.

Clear Guidance for a First-Home Purchase
I had a fantastic experience working with Gagandeep. She was incredibly efficient, responsive, and patient throughout the entire process. As a first-time home buyer, I had plenty of basic questions, and she took the time to answer each one clearly and thoroughly. Her professionalism and support made what could have been a stressful experience feel smooth and manageable. I would highly recommend Land Law – especially Gagandeep – to anyone looking to purchase their next home!

Smooth Mortgage Refinance Under a Tight Deadline
We engaged Land Law to help us move our mortgage from one bank to another. Land Law really made the process simple. They managed to meet an extremely tight deadline. We were kept informed throughout, and the online document signing process was simple and greatly reduced the time. Dianne managed our case throughout and was a pleasure to deal with. When dealing with legal matters, I am always worried that the cost can spiral due to unforeseen problems, but the final invoices from Land Law were exactly what we had agreed. Thank you, Dianne and the Land Law Team.

2. The Property Law Centre

Address: 265 Campbell Road, Greenlane
Contact: (09) 579 0033 | [email protected]
Hours: Monday-Friday, 9: AM – 5 PM
Property paperwork can turn a dream home into a stack of legal riddles. I like that The Property Law Centre focuses heavily on conveyancing, subdivisions, and sorting out troublesome cross-lease titles.
Richard Middleton heads the practice and brings both legal and accounting expertise to the table.
The team reviews sale and purchase agreements before clients sign, helping them understand the conditions involved. Commercial landlords and tenants can seek guidance on leases and other business property transactions too.
The fixed fees include GST and LINZ disbursements, making the final bill easier to anticipate. The catch is that a standard $150 AML compliance fee sits outside those fixed prices.
And since the Greenlane office closes on weekends, anyone wanting a face-to-face meeting must fit it into weekday hours.

Reliable Support for Buying and Selling
We have had two fantastic experiences now with Shelley from The Property Law Centre – first when buying our second home, and then about a year later when selling our first home. Both times we had great service from Shelley, who communicated everything clearly, answered all our questions and completed all work on time. We highly recommend Shelley and the team at The Property Law Centre for all your conveyancing needs!

3. Convey Law – NZ Property Lawyers

Address: Level 1, 3 Byron Avenue, Takapuna
Contact: 09 281 2365 | [email protected]
Hours: Monday-Friday, 9 AM – 5:30 PM
Property deals produce enough paperwork to make anyone’s eyes glaze over. Convey Law keeps things easier to follow with 24/7 transaction tracking through its Honour.law system and SMS updates.
I like that its pre-purchase reports dig into titles, encumbrances, body corporate records, and LIM details supplied by the client. The team can flag zoning or building-consent concerns before a buyer takes the plunge.
Its multilingual bench is another standout, with support available in Mandarin, Korean, Vietnamese, and Hindi.
The practice handles everything from everyday conveyancing to commercial property developments and subdivisions, and NZ Lawyer recognised its growth in the 2023 Fast Firms report.
The catch is that clients must prepay their legal fees before work proceeds.
Credit-card payments attract a 2.88% transaction fee, though paying directly into the solicitor’s trust account avoids that surcharge.

Responsive Support From Pre-Purchase to Settlement
Lin Li at Convey Law NZ was an absolute pleasure to work with for our recent home purchase. From our initial pre-purchase checks right through to settlement, he handled every detail with impressive efficiency and professionalism. What stood out most was his incredible responsiveness; no question was too big or too small, and he consistently provided fast, clear answers, sometimes even outside standard hours to keep our transaction moving smoothly. Combine that level of dedication with very fair pricing, and you get a truly 10/10 conveyancing service. We highly recommend Lin Li, Sheng, and the Convey Law team!

4. HouseMe Legal Limited

Address: C/- Spaces Ground Floor, 110 Carlton Gore Road
Contact: 09 918 9404 | [email protected]
Hours: Monday-Friday, 9 AM – 5 PM
Buying a first home can feel like joining a club where everyone already knows the rules. HouseMe Legal makes newcomers its priority, with founder Angus Grayson building the practice around buyers often overlooked by larger firms.
I like that the first 15-minute discovery call is free, so the meter doesn’t start ticking before introductions are over. Legal fees begin once the team starts professional due diligence.
That work can cover the title, sale and purchase agreement, LIM, and property file. If an offer or auction bid fails, the legal fee is capped at $600 plus GST and expenses, provided the buyer returns for the successful purchase.
The main drawback is the price, which sits above typical Auckland benchmarks.
A standard purchase with one mortgage costs $3,495 including GST, or about $3,751 once estimated LINZ charges are added.

5. Asco Legal | Commercial and Property Lawyers East Auckland

Address: 6 Uxbridge Road, Howick
Contact: 09 308 8070 | [email protected]
Hours: Monday-Friday, 8:30 AM – 5:30 PM
Property law can get knotty fast, especially when farms, businesses, or family assets join the party. I like that ASCO Legal draws on experience from both New Zealand and South Africa to untangle it.
Clients can seek help in Afrikaans, Mandarin, or Shanghainese, which makes dense legal conversations less daunting.
The team handles residential, commercial, industrial, and agricultural property matters alongside everyday conveyancing. Business sales, estate planning, trusts, and relationship property services sit under the same roof.
Registered legal executive Nicola Stockman brings more than 30 years of experience, so she’s hardly learning the ropes on anyone’s house deal.
But note that the extras can make the bill creep upward, with AML checks starting at $90 plus GST per person.
Clients may also face a $200 tax-statement and OIA declaration fee, plus office services charged at $90 plus GST or 10% of the invoice, whichever is higher.
